Argument 2 - [【GRE练习】]
2.The following appeared in a letter sent by a committee of homeowners from the Deerhaven Acres to all homeowners in Deerhaven Acres.
"Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."
The author of this letter claims that Deerhaven should adopt their own set of restricions on landscaping and housepainting just as their nearby Brookvill community did seven years ago, if the homeowners in Deerhaven want to raise property values. To justify this claim, the author points out a fact that after Deerhaven's adoption of their landscaping and house painting, in the next few years, and average property values have tripled there. However, close scrutiny of this argument would reveals that the author's claim is suffered from several critical flaws.
One problem with this letter involve the fact cited by the author that after Brookvill has adopted a set of restriction on how the community's yards should be landscaped and what colors the exteriors of homes shoule be painted, the average property values have tripled in Brookville. The author of the letter overlooks the possibles that the raise of the average property values is not the result of the restricions on the landscaped and the exteriors of homes. Perhaps a new highway has been built near Brookville, or perhaps Brookville just founded a new museum which may attract many tourists to go there. Either scenario would be a possible explanation for the raise of values.
Another problem with this letter involved the false analogy of the two Acres. Although the two acres is near in geography, comon sence imparts us that Brookville and Deerhaven cannot be totally the same, and even if the restriction is the main reason for the raise of the average propery value of Brookville, the restriction which is effective in Brookville cannot be necessarily the same effective in Deerhaven. It's entirely possible that Deerhaven act the restriction for a long time and the value of the property still remain the same for some other reasons.
A third problem with this letter is that the author fails to realize that if the homeowner want to rise the value of their propertys, the restriction is not necessarily the only mean to attain this goal. For example, the homeowners could raise the property values by inviting some superstars to settle in the acres. It's wholly possible that the settlement of superstars would attract the fans of which to come to visit this acres, also, it could attract some journalists to come here in order to interview these stars and make this acres famous. The more famous the spot, the higher the value of its property.
In sum, this letter is unpersuasive in several critical aspects. To strengthen the argument, the author's proponent should at the very least give a reliable evidence to prove that the restriction on lanscaping and housepaiting is the true explanation of the raise of their property in the last seven years. The author's proponent also should prove that the differences of two acres cannot be an factor that affect the effectiveness of this restriction. Still, the author must rule out the alternative possibilities that could raise the average property value of Deerhaventhus to prove that follow their neighbour is the only mean.
